What can Mercian do to resolve the problem?

The Housing Officer will assess whether it is relevant to send a letter or visit the person causing the nuisance. The officer will need to relay the complaint and ask for their side of the story. The tenant's responsibilities will be outlined regarding the tenancy agreement. They will then be advised that legal action will be taken if Mercian receives sufficient evidence.

It is important for tenants to understand the process involved when the association takes action against tenants for breaching tenancy conditions.

Tenants need to assist the housing officer as much as possible. Whilst legal action can be taken against persistent offenders, this is only possible if there is sufficient evidence to support the case.

Some cases can be resolved with mediation or intervention by the Housing Officer. Those that can't may ultimately result in court action, which is both a costly and lengthy process.
